Agreement to Terms

By accessing this website, booking a property, or staying at any Pearl Beach Cottages vacation rental, you agree to be bound by these Terms of Service and all applicable laws and regulations. If you do not agree with any of these terms, you are prohibited from using or accessing our properties.

Booking and Reservations

Booking Process

• Reservations can be made through our website contact form or directly through VRBO
• All bookings are subject to availability and confirmation
• A reservation is not confirmed until you receive written confirmation from us
• For VRBO bookings, VRBO's terms and conditions also apply

Payment Terms

• VRBO Bookings: Payment follows VRBO's standard payment schedule
• Direct Bookings: 50% deposit due at booking, balance due 30 days before check-in
• All payments are non-refundable except as specified in our Cancellation Policy
• Payment methods: Credit card, ACH transfer, or check (with advance notice)

Additional Fees

• Pet Fee: $75 per stay (with prior approval)
• Early Check-In / Late Check-Out: $50 (when available)
• Mid-Stay Cleaning: Varies for extended stays
• All applicable taxes and fees will be disclosed before booking confirmation

Cancellation Policy

Our cancellation policy follows VRBO's standard guidelines:

• 60+ days before check-in: Full refund
• 30-60 days before check-in: 50% refund
• Less than 30 days before check-in: No refund

Travel Insurance: We strongly recommend purchasing travel insurance to protect against unforeseen circumstances that may require cancellation.

Check-In and Check-Out

• Check-In Time: 4:00 PM
• Check-Out Time: 10:00 AM
• Early check-in or late check-out may be available upon request (additional fee applies)
• Check-in instructions will be provided prior to arrival
• Photo ID may be required at check-in

Occupancy and Guest Requirements

• Maximum occupancy must not exceed the stated limit for each property
• All guests must be listed on the reservation
• The person making the booking must be 25 years or older
• The lead guest must be present for the entire stay
• Subletting or assignment of the rental is prohibited
• Unauthorized guests may result in immediate termination without refund

Property Rules and Guest Conduct

General Rules

• No Smoking: All properties are non-smoking indoors. Smoking permitted outside only.
• Quiet Hours: 10:00 PM - 8:00 AM
• Parties/Events: Large parties or events are not permitted without prior written approval
• Pets: Allowed with prior approval and payment of pet fee. Must be well-behaved and not left unattended.

Property Care

Guests are expected to:

• Treat the property with care and respect
• Report any damage or maintenance issues immediately
• Leave the property in the same condition as received
• Follow all provided house rules and instructions
• Dispose of trash properly and follow recycling guidelines

Damages and Liability

• Guests are responsible for any damage beyond normal wear and tear
• Damage costs will be charged through VRBO's damage protection or direct billing
• We reserve the right to charge for deep cleaning if property is left in unacceptable condition
• Lost keys or lockouts may incur additional charges

Property Owner Responsibilities

We commit to:

• Provide clean, well-maintained properties
• Ensure all advertised amenities are functional
• Respond promptly to maintenance issues
• Provide accurate property descriptions and photos
• Respect guest privacy during their stay

Disclaimer of Warranties

While we strive to maintain our properties in excellent condition, rental is provided "as is" without warranty of any kind. We are not liable for:

• Temporary utility outages beyond our control
• Weather conditions or natural events
• Acts of God or force majeure events
• Third-party services or attractions
• Personal injury or property loss (guests should have their own insurance)

Limitation of Liability

Our liability shall not exceed the total rental amount paid. We are not liable for indirect, incidental, special, or consequential damages.

Privacy and Data Protection

Your use of our services is also governed by our Privacy Policy. Please review it to understand how we collect, use, and protect your personal information.

Right of Entry

We reserve the right to enter the property with reasonable notice for:

• Emergency repairs or safety inspections
• Scheduled maintenance (with advance notice)
• Showing property to prospective guests (with advance notice)
• Verification of occupancy and property condition

Termination of Stay

We reserve the right to terminate a guest's stay immediately without refund if:

• Guest violates any terms of this agreement
• Guest disturbs neighbors or engages in illegal activity
• Guest exceeds maximum occupancy
• Guest damages property or poses safety risk
• Guest misrepresents information in booking

Intellectual Property

All content on this website, including text, images, logos, and design, is the property of Pearl Beach Cottages and protected by copyright law. Unauthorized use is prohibited.

Governing Law

These Terms of Service are governed by the laws of the State of Ohio, United States. Any disputes shall be resolved in the courts of Ashtabula County, Ohio.

Changes to Terms

We reserve the right to modify these terms at any time. Changes will be posted on this page with an updated "Last updated" date. Your continued use of our services constitutes acceptance of modified terms.

Severability

If any provision of these terms is found to be unenforceable, the remaining provisions will remain in full force and effect.
